Size of the domestic roofing materials market for FY2021 expanded to 94,339,000 square meters (106.9% of the previous fiscal year). According to the Statistics on Building Construction Started by the Ministry of Land, Infrastructure, Transport and Tourism (MLIT), the growth attributes to the rise in new housing starts and increase in the demand for business use construction, chiefly warehouses.
Since the demand for main applications of metal materials, i.e., warehouse construction and new housing starts, have the largest share in the roofing materials market, it is assumed that the market growth hereafter will continue to be in tandem with the trends of warehouse construction starts and new housing starts.

Looking at the share of roofing materials market for FY2021 by material, metal materials accounted for 63.2%, cement tiles 15.0%, clay tiles 13.4%, shingle materials 5.6%, and stone-coated metal roofing materials 2.9%.
Future Outlook
Size of the domestic roofing materials market for FY2022 is forecasted to reach 100,920,000 square meters (107.0% of the preceding fiscal year). Growth of new housing starts is forecasted to stay flat or slightly decline, due to a drop in consumer demand for owning a house, as a result of price hike caused by soaring construction costs. Meanwhile, thanks in part to the marketing efforts by roofing material manufacturers, demand for roof remodeling by “reroofing” (also called an overlay, a construction method of roofing over an existing roofing) remains strong. In addition, the demand for metal roofing materials is expected to increase, in line with the expansion of e-commerce (EC) market, where demand for new distribution centers is rising. Concludingly, the overall roofing materials market is forecasted to grow.

Roofing materials market in this research includes (1) clay tiles, (2) cement tiles such as molded cement tiles, concrete tiles, and decorative slate tiles, (3) asphalt shingle materials, (4) metal materials including 55% aluminum-zinc alloy coated sheet steel (Galvalume sheet steel) and roofing materials made of stainless, aluminum, copper, and titanium, and (5) stone-coated metal roofing materials. Note that protective concrete layers and waterproofing sheet materials for flat roofs of buildings are not included.
