The BEMS and BAS market for FY2018 rose by 2.0% from the previous fiscal year to achieve 138,600 million yen, based on the sales at businesses. Increasing number of new buildings to be constructed in association with urban redevelopment in the metropolitan cities including Tokyo, Nagoya and Osaka, and increasing demand for building new facilities for Tokyo Olympic & Paralympic Games have raised the number of the systems sold, together with the sales from the cloud services being on the rise.

Despite that the systems have been “open” and become under price competition, the BEMS and BAS market is likely to rise for the future, as newly constructed buildings have become larger and larger, and the unit price of the system per building has been on the rise,. Therefore, the market size for FY2019 is likely to increase by 1.0% on Y-o-Y, to attain 142,000 million yen.

During the last decade, by applying globally standard protocol such as BACnet® and LonWorks®, BEMS and BAS became open to multiple vendors which reduced costs. As a result, many ICT makers were able to acquire a chance to enter the market. 


On the other hand, shortage of labor and materials led the construction industry to examine and manage any redundancy and uselessness in construction processes, which affected BEMS and BAS to drastically reduce the prices. As a result of the price reduction the systems no longer need to be open to multiple vendors. On the contrary, they needed to be dealt by a single vendor when taking account the implementation and maintenance supports. In recent years, some large instrumentation manufacturers became occupying the large market share.

Future Outlook

The domestic BEMS and BAS market size (the sales at businesses) is likely to rise constantly to attain 146,000 million yen by FY2025, and 150,000 million yen by FY2030.


For the future, the basis of the market is likely to shift from newly constructed buildings to the existing buildings to be remodeled. Therefore, cloud solutions of BEMS and BAS, together with new functions and new services provided through AI and IoT technologies can drive and accelerate the demand not only for the newly built ones but also for renovated buildings.

BEMS and BAS

A BAS (Building Automation System) is a system that provides automated control and monitoring within a building available for central air conditioning method. It provides automated control and monitoring over air conditioning equipment, electric power equipment, lighting devices, power tools, security appliance and etc. In order to respond to the energy saving demand for the building, BAS has become added with the functions of BEMS (building energy management system). Conventional BEMS and BAS used to be operated mainly within large scale buildings, but in recent years, the enhancement of energy-and electricity-saving demand led to introduce BEMS in some of small and mid-size buildings as well.


There are on-premises and cloud in BEMS (Building Energy Management Systems). The former builds the system by installing hardware and software within the building, while the latter operates the software on cloud through the web. This research has targeted the both types.
